ACC Home Modification Process and Information
 
Improvements or contracts on any home lot require submission of the ACC Design Review Application followed by written approval from the Architectural Control Committee (ACC) before construction begins, as outlined in Article 7 of the CC&Rs.
 
 
Applications for exterior alterations must include a Lot survey, a detailed rendering of the proposed changes, the contractor's contact information (if applicable), and a site plan outlining style, color, height, and other relevant details for approval. The Design Review Board will have up to 30 days to review completed submissions and will send approval or denial letters to the homeowner's email on file.
 
Before approval is granted, homeowners must take full responsibility for repairing, maintaining, or replacing any changes or improvements made to an existing structure. Approval does not imply compliance with Bexar County or San Antonio code requirements. Most property alterations require a building permit, and the Stone Garden Community Association, Inc. is not responsible for ensuring compliance with applicable laws and regulations.
 
Homeowners must finish the work within 12 months of approval. If the work is not completed within that timeframe, a new Design Review Application must be submitted and approved. The Stone Garden Community Association, Inc. is not responsible for repairing or maintaining any approved changes or additions made by homeowners, who assume total responsibility and costs for their upkeep.
